Buyers who tour Lake Las Vegas almost never leave confused about the real estate. They leave confused about the amenities.
It is a fair confusion. Lake Las Vegas is a gated master-planned community built around a 320-acre private lake in Henderson — twenty-five minutes from the Strip, ten from Lake Mead — and it contains two Jack Nicklaus courses, a private country club, a residents-only sports club, a residents-only dining club, two full resorts with spas, a marina, and a waterfront village. What almost nobody explains on a first visit is that buying a home inside the gates does not admit you to any of them.
Each club is a separate decision with a separate cost. Here is the whole picture, written for people deciding whether to move here.
This is the single most useful thing to understand before you tour. Your master association assessment covers roads, trails, common areas, and the shoreline paths. Everything below that first line is bought separately.

That last row deserves its own warning, and we will come back to it.
The only Jack Nicklaus Signature course in Nevada, and the reason a lot of buyers find Lake Las Vegas in the first place. Par 72 at 7,261 yards from the Gold tees, with five holes running along a mile and a half of shoreline. Bermuda fairways, bent greens, playable year-round. A 32,000-square-foot clubhouse anchors it, with a private white-sand beach and a floating concert stage out on the water.
Reflection Bay prices dynamically and does not publish a rate card, so treat any number you find online as stale. What matters for anyone considering a move here: Clark County residents get reduced pricing year-round and can book seven days out with a valid Nevada ID. Cart and range balls are included in the fee. An annual membership program has been offered in practice-only, golf-only, and full tiers, running low-to-mid four figures for the year.
The clubhouse also holds the Bayside Grill, the Falls practice facility, and the High Performance Golf Institute, whose instruction is led by PGA Tour professionals.

The private side of the lake, behind SouthShore's manned gates. It has been ranked among the top private courses in Nevada by Golfweek, Golf Digest, and USA Today for a decade running — but the golf is only part of what the membership buys. It also carries private beach and marina access, temperature-controlled pools, two fitness and relaxation centers, a full tennis and pickleball program, kayaking and paddleboarding, and a fine dining room.
Membership comes in four categories: Full Golf (the complete program, including Lake Club privileges), National for primary residences 200 or more miles away (30 rounds annually), Junior Executive for members under 40, and Social, which covers fitness, pools, dining, racquet sports, and six rounds of golf a year. Family privileges extend to a spouse or partner and unmarried children under 25.
SouthShore publishes no pricing, which is entirely normal for a club at this level. Initiation, dues, and any food-and-beverage minimum are quoted directly. Private clubs in this tier of the Henderson market generally carry five-figure initiation fees. We are happy to make the introduction.

Before anything else: this is not LVAC. The Lake Las Vegas Sports Club is the community's own private club at 101 Via Vin Santo, inside the gates. It has no connection whatsoever to Las Vegas Athletic Clubs, the commercial gym chain with the similar name. If someone quotes you a thirty-dollar-a-month rate, they are describing a different company entirely.
For most residents this is the amenity that actually defines daily life here. Twelve tennis courts and ten pickleball courts, lit for early-morning and evening play, hosting some of the largest pickleball tournaments in the state. A year-round heated lap pool and a separate family lagoon pool. A gym open 24 hours by key fob. A recovery suite with steam room, sauna, hot tub, and cold plunge. A movement studio, a driving range and putting green, kayaks and paddleboards, a teen club and game room — and unlimited group classes included with membership, from TRX and boxing to yoga, spin, and Pilates.
On cost: membership requires a one-time fee in the mid five figures, with monthly dues under $250 depending on whether you join as an individual, a couple, or a family. A portion of the initiation fee can sometimes be waived in exchange for a commitment period, negotiated at application. Membership is open to Lake Las Vegas residents only and transfers when a resident sells.
Tours are available daily at (702) 568-1963. Because pricing changes, confirm the current figures directly with the club before you budget around them.
The Cove Club is a members-only dining club — bar, lounge, and dining room over the water with rotating chef menus. It sits inside the Reflection Bay clubhouse, which causes endless confusion, so to be clear: it requires no golf membership and no other club affiliation. It is open to Lake Las Vegas residents, full stop, and it is a restaurant rather than a beach club. (702) 904-7875.
Del Webb at Lake Las Vegas is a gated 55+ community inside the master plan with its own amenity center included in residents' dues — an exercise lap pool and a resort-style pool, fitness facility and aerobics room, pickleball and bocce, billiards, social rooms, and an outdoor firepit and dining patio. The distinction that matters for buyers: Del Webb residents are not automatically Sports Club members, and Sports Club members cannot use the Del Webb center.
Having two full resorts inside the community means a spa afternoon or somewhere to put visiting family is a five-minute drive, not a trip to the Strip.
The Westin Lake Las Vegas Resort & Spa runs 493 rooms with a waterslide, private lake beach, cabanas, and five dining outlets including Marssa, its steak and sushi room. Locals can buy pool day passes — starting in the low double digits per person, with cabanas in the mid hundreds. The spa now operates as Ageless Humans Longevity Spa & Salon; older listings still call it Spa Lago.
Hilton Lake Las Vegas Resort & Spa, the former Ritz-Carlton, holds 349 rooms and 35 suites with 43,000 square feet of meeting space — which is why a fair number of residents here can host a corporate offsite without leaving the neighborhood. Spa Ravella runs 24 treatment rooms with whirlpools, eucalyptus steam rooms, saunas, and Vichy showers.
Gas-powered boats are prohibited. What you get in exchange is genuine quiet: kayaks, paddleboards, electric Duffy boats, rowing shells, dragon boats, and e-foils on 320 acres of water with ten miles of shoreline. Residents paddle at sunrise and again under the moon. It is the single biggest lifestyle difference between Lake Las Vegas and every other Henderson community, and it is almost impossible to appreciate from photographs.
Lake Las Vegas Water Sports handles rentals and lessons from the Village — kayaks and paddleboards by the hour in the double digits, electric boats by the two-hour cruise in the low hundreds. Dragon boat practice runs Saturday and Sunday mornings at eight. (702) 600-9860.
Outside the gates, Henderson maintains one of the largest trail networks in the region. The River Mountains Loop runs 34 paved miles with a separate equestrian trail, and the Historic Railroad Trail — five tunnels on the way toward Hoover Dam — is close enough for a morning ride.
The Mediterranean-styled waterfront village, with its Ponte Vecchio-inspired bridge and cobbled lanes, is where the community actually gathers — and it is open to the public, not just residents. Current tenants include A&M Pasta Lab, Sonrisa Grill, The Speakeasy, The Pub, Luna Rossa, Mimi & Coco Bistro, De Remo, and BellaLinda Gelateria, alongside salons, boutiques, a UPS Store, and Seasons Grocery & Deli — a full market with a butcher, bakery, coffee café, juice bar, and vintage ice cream counter, open daily 7:00 a.m. to 7:00 p.m.
The weekly rhythm: farmers market Friday afternoons, Latin music at the Speakeasy on Friday evenings, live music at The Pub on Saturdays. Annually, a free summer concert series on the floating stage and the Dragon Boat Festival each October.
And the question we field more than any other: what about the casino? The former Casino MonteLago has been dark since 2013, and redevelopment of the space has been the subject of ongoing local discussion. As of this writing there is no publicly filed gaming application or announced opening date on record. If a casino factors into your decision, ask us for the current word rather than relying on anything you read online — including this page.
Lake Las Vegas can carry up to four separate layers of assessment. Buyers who budget for one and discover four are the ones who end up feeling misled, so here is the whole structure plainly.

In practice, a north-shore single-family home lands in the low-to-mid hundreds per month all in, while a SouthShore home behind the manned gates can run several times that. Village condominiums vary widely. Transfer fees apply at each association, and hotel-condominium units can charge a percentage of the purchase price at closing.
These figures move every year and vary parcel by parcel. The binding numbers live in the resale package, which we order during escrow and read with you line by line.
"Lakefront" at Lake Las Vegas can mean a deeded dock with real usage rights — or it can mean the property line simply touches the water with no right to put anything on it.
These are wildly different properties, and they sometimes carry similar prices. Lake access rights are not conveyed by proximity to the water. We verify rights of record parcel by parcel before a client writes an offer, every time, and we would tell you to demand that of any agent you hire here.
An article can tell you what the dues are. It cannot tell you which street gets the morning shade, which lakefront parcels carry real water rights, or which club actually fits how you spend a Saturday. That part we do in person.
