The Cliff Was Supposed to Open This Fall. Here's What's Actually Open Near MacDonald Highlands.

October 1, 2026

Check the leasing site for The Cliff at Green Valley Ranch this week and you'll find a line that wasn't there in December: "Now leasing, delivering 2027." As recently as last winter, every press release, every local news segment, and every trade publication covering the project used a different phrase entirely. Fall 2026. That was the date attached to Arhaus, to The Taco Stand, to a wellness studio called Next Health. Fall 2026 is now. The tenants aren't open.

For anyone inside the MacDonald Highlands gates who has been circling this project on a mental calendar, the gap between the announcement and the leasing page matters more than the project itself. It's the difference between planning a Friday around a place that doesn't exist yet and knowing exactly what's already running a short drive down Paseo Verde.

The Six Names Everyone Learned in December

The Cliff broke into local news in stages. Henderson's City Council approved the redevelopment in June 2025, unanimously, clearing the way for two aging office buildings at 2500 and 2550 Paseo Verde Parkway to be converted into a 100,000-square-foot open-air retail and dining complex. That approval was itself a small landmark. Henderson hadn't seen a Class A retail project of this scale since The District at Green Valley Ranch opened in 2004, a 22-year stretch with no real successor.

By December, FOX5 reported that the developers, Partners Capital and CAST, had their first tenant list ready. Arhaus signed on as anchor, taking nearly 16,000 square feet for a home furnishings showroom. Around it: The Taco Stand, a fast-casual chain out of La Jolla known for charcoal-grilled carne asada; Killer Whale Creamery, an ice cream concept built on locally sourced ingredients; Lyte House for functional supplements; The Barista Botanist for coffee; and Next Health, offering IV therapy and aesthetic treatments. According to FOX5, CAST partner Chris Clifford described the project as designed to become the area's "new center of gravity." The framing was consistent across every announcement: fall 2026, first tenants open, Henderson finally gets something new.

The Current Timeline for The Cliff

Fall 2026 was the anticipated opening date in coverage published between the council vote and the tenant announcement, when it was the only date on the table.

But the project's own leasing page has moved past that language. It no longer promises a fall opening. It reads "delivering 2027," full stop, with no month attached. That's the developer's current public statement about its own project, replacing the fall 2026 grand-opening date promoted last winter.

Nothing in the public record explains the shift, and nothing here should be read as a criticism of the build. Ground-up retail conversions run into permitting timelines, financing checkpoints, and construction sequencing that rarely make it into a press release. What's useful for anyone living behind the MacDonald Highlands gates is simpler: the six names from December are still the six names, the address is still the same two buildings at Paseo Verde and St. Rose, and the year attached to "opening" has moved by one.

What's Actually Running This Week

None of that changes what's already open. The District at Green Valley Ranch has been the default answer to "where should we go" for over two decades, and it hasn't slowed down waiting on its neighbor. North Italia opened its second Las Vegas Valley location there in November 2024 and hasn't gone anywhere. Urth Caffé and Flower Child are both still operating storefronts on the same promenade. King's Fish House has held its spot since The District opened in 2004.

A few minutes further down the same corridor, CRAFTkitchen is still doing what it's done since chef Jaret Blinn opened the restaurant in October 2015 after stints as executive pastry chef at Le Cirque, Circo at the Bellagio, and Red Rock Resort. The restaurant built its name on all-day breakfast and lunch, then added a full bar and expanded into dinner service Thursday through Saturday. It's the kind of place that shows up on national food lists without losing its neighborhood feel, which is part of why it's held its footprint for over a decade while other Henderson concepts have opened and closed around it.

Green Valley Ranch Resort, sitting between The District and The Cliff's construction site, has made its own changes this year. The food court's longtime Fatburger spot has been replaced with a new burger concept. None of it depends on The Cliff opening on schedule. It's already running.

That matters for a specific reason inside these gates. The DragonRidge clubhouse renovation gave residents a real incentive to spend Friday nights without leaving the community at all, but on the nights people do drive out, the destinations that already exist, not the ones still under construction, are what fill that evening. A resident planning a weekend around the promise of Arhaus or The Taco Stand is planning around 2027. A resident planning around CRAFTkitchen, North Italia, or the resort's new sushi counter is planning around this week.

The Realistic Timeline From Here

The clearest signal to watch isn't another press release. It's construction activity on the actual buildings at 2500 and 2550 Paseo Verde Parkway. Once Arhaus starts visible buildout work on its anchor space, the rest of the tenant list tends to follow on a predictable clock, since anchor tenants typically lock in their build schedule only after financing and permitting are settled enough to commit real dollars. Until that visible work shows up, "delivering 2027" is the number worth planning around, not the fall 2026 date still circulating in older coverage.

For a project that moved from a $17.25 million land purchase in 2023 to a unanimous council approval in 2025 before a single tenant signed a lease, a twelve-month slip in the delivery date isn't unusual. What's worth knowing, sitting inside MacDonald Highlands, is that residents can plan around the developer's current delivery year.
